The apartments at Promenades d’Helvetia, in the heart of the Smart City of Moka, have appreciated in value. On average, these properties have increased by 13% since 2019. Some clients have seen gains of 30 to 40%, less than a year after the delivery of their apartment.

This is demonstrated by an analysis based on official data collected from the Registrar General’s office. This appreciation is mainly due to the increasing demand for these properties in the real estate market. By continuously investing in improving the quality of life and the experience of its residents and users for the past 15 years, the city has gained attractiveness.

“The appreciation of the value of the apartments shows that real estate is a safe haven, especially in a region that has become a reference in sustainable urban development in Mauritius. This confirms that Moka is more than ever an attractive city where it is good to live and work. It is accessible and offers a dynamic business ecosystem as well as a complete range of services including hospitals, educational institutions, shopping centers, and leisure facilities. The appreciation of real estate is also evidence of the trust enjoyed by ENL Property as a developer of residential properties, among clients and partners in the real estate market,” says Olivier de Spéville, Senior Manager – Property Development.

The rental yield, another key indicator of the performance of a real estate investment, has shown an average increase of 5.3% for the apartments at Promenades d’Helvetia. ENL Property expects this trend to continue this year given the reservation trends for new residential projects.

A new block of apartments, called 99A, and 7 independent units, Les Pavillons d’Helvetia, will soon be launched at Promenades d’Helvetia. The latter won the Best Apartment Project award at the 2023 Mauritius Real Estate Awards.

The coming months will be marked by significant developments within Moka Smart City, including the launch of Telfair, the vibrant downtown area, and the inauguration of a new sports center. In terms of road infrastructure, the opening of the Verdun interchange, scheduled for mid-2024, will further improve connectivity and ease traffic during peak hours. It will directly connect the Verdun Bypass to the St Pierre Bypass.

All of these developments will contribute to increasing the value of residential properties in the Smart City of Moka, strengthening the overall appeal of the region for residents and those considering moving there.
