Housing Principal Secretary Charles Hinga recently shared insights into the most sought-after houses by Kenyans under President William Ruto’s Affordable Housing Programme. The initiative aims to provide affordable housing solutions to citizens, and Hinga highlighted four key facts that the public needs to be aware of regarding this program.
During an interview on Spice FM, Hinga disclosed that the two-bedroom houses, with a monthly rent-to-own rate of Ksh10,400, were the most popular choice among potential buyers. These units fall under the Affordable Housing category and are designed for individuals earning between Ksh20,000 and Ksh149,000. The projected price for these units is Ksh1.9 million, making them a feasible option for many Kenyans.
President William Ruto signed the Affordable Housing Bill into law at State House on March 19, 2024, signaling the government’s commitment to addressing the housing needs of its citizens.
In addition to the popular two-bedroom units, here are some other key facts about the Affordable Housing Programme:
1. Deductions for the Informal Sector: The implementation of the Affordable Housing Act resulted in a 1.5% income deduction for individuals in the informal sector. Hinga noted that the Kenya Revenue Authority (KRA) would oversee the collection of these deductions, ensuring compliance from all taxpayers. For employed individuals, the deductions will be reflected in their pay slips starting this month.
2. Selling of Houses: To prevent unethical practices, homeowners under the Affordable Housing Programme cannot sell their houses without approval from the program’s governing board. This measure aims to deter profiteering schemes and ensure that the houses serve their intended purpose of providing affordable housing to Kenyans.
3. Ksh78 Billion Collections: With the inclusion of the informal sector in the Housing Levy program, the government anticipates collecting approximately Ksh78 billion annually. These funds will be dedicated solely to the development of affordable housing units across the country, benefiting a significant portion of the population.
4. Standard Prices: To promote transparency and affordability, the government established standard costs and quality guidelines for materials used in housing projects. By adhering to these standards, the authorities aim to control costs and ensure that the houses remain accessible to all Kenyans in the long run.
